Legal Verification
Before purchasing a property, make sure to do a legal verification with a civil lawyer and only proceed with the purchase after their approval
- Land Use Certificate- (You can apply for the Land Use Certificate from the HMDA (Hyderabad Metropolitan Development Authority) through their site.
- Conversion of Land Use: If land use is being changed (e.g., from agricultural to non-agricultural), appropriate approvals and documentation are required from local authorities.
- Layout copy
- Link Documents for 30 years or 25 years deepened on link documents. (Including The Patta Passbook, Title Deed book and Phanie’s)
- Encumbrance Certificate;(EC)-30 Years or 25 years history deepened on link documents
- Plan copy and Permission copy
- Property Tax Receipt (If it is Resale Property)
- Electricity Bill- (You need to check if the electricity bill is in the owner’s name. If it isn’t, please advise the owner to update it.)
- If it is legally fit this is the property you can go for Agreement of sale.
