Legal Verification

Before purchasing a property, make sure to do a legal verification with a civil lawyer and only proceed with the purchase after their approval

  1. Land Use Certificate- (You can apply for the Land Use Certificate from the HMDA (Hyderabad Metropolitan Development Authority) through their site.
  2. Conversion of Land Use: If land use is being changed (e.g., from agricultural to non-agricultural), appropriate approvals and documentation are required from local authorities.
  3. Layout copy
  4. Link Documents for 30 years or 25 years deepened on link documents. (Including The Patta Passbook, Title Deed book and Phanie’s)
  5. Encumbrance Certificate;(EC)-30 Years or 25 years history deepened on link documents
  6. Plan copy and Permission copy
  7. Property Tax Receipt (If it is Resale Property)
  8. Electricity Bill- (You need to check if the electricity bill is in the owner’s name. If it isn’t, please advise the owner to update it.)
  • If it is legally fit this is the property you can go for Agreement of sale.
